1. Land Reservation Policy

Clients can temporarily book/reserve any available plot on our website by paying a non-refundable reservation deposit of LKR 100,000.00. This fee holds the land plot for a maximum of fourteen (14) calendar days.

2. Payment Timeline and Contracts

Following the reservation fee payment:

  • A minimum down payment of 40% of the total land cost must be settled within 14 days of reservation, and a Sales Agreement will be executed.
  • The remaining balance must be settled according to the selected interest-free monthly installment scheme or bank loan approval timelines (not exceeding 6 months unless agreed in writing by directors).
  • Failure to complete payments within the specified period will result in cancellation of the reservation and forfeiture of the reservation fee.

3. Legal Deeds and Registration Costs

Elegant Home Lands guarantees clear legal deeds. The costs for drawing and signing the Deed of Transfer (including notary fees, stamp duty, provincial land office taxes) are the sole responsibility of the buyer, unless otherwise indicated in written project promotions.

4. Site Visits Liability

While visiting property locations, clients must follow the instructions of our site supervisors. Elegant Home Lands (Pvt) Ltd holds no liability for accidental physical injuries sustained by visitors inside developing project sites.

5. Electronic Receipts and Notifications

Payment confirmations uploaded to the customer dashboard are audited manually. Receipt generation takes up to 48 working hours. Standard notifications generated on the portal serve as transaction guides and hold legal validity only upon verification of bank clearances.
